Comox Valley Real Estate Market Update July 2022

 

Single Family Homes 

 

The average sell price of a single family home for the month of  July 2022 is $851,510. Up

8.07% from $787,891 in July 2021.

 

110 single family units listed in the month of  July 2022, up from 84 in July  2021. 

46 residential units reported sold, down 30.30% from 66 in July 2021.

 

The sell price/list price ratio on single family homes is  98.53%, down from 102.22% in July of last

year. 

 

On average, it currently takes 31 days to sell a single family home. Homes are selling 24.00% slower,

compared to 25 days in  July 2021.

 

There are currently 219 active single family homes listed, up 123.50% from 98 in July 2021.

 

Condos

The average sell price of a condo for the month of July 2022 is $504,982. Up 24.45% from

$405,778 in July 2021.

 

34 condo units listed in the month of  July 2022, up from the 23 units listed in July 2021.

17 condos reported sold, down 37.04% from 27  in July 2021.

 

The sell price/list price ratio on condos is 96.37%, down from 101.14% in July of last year. 

 

On average, it currently takes  32 days to sell a condo. Condos are selling  18.52% slower, compared to

27 days in July 2021.

 

There are currently 103 active condos listed, up 232.26%  from 31 in July 2021.

 

Townhouses 

 

The average sell price of a townhouse for the month of  July 2022 is $591,567. Up 13.82% from

$519,732 in  July 2021.

 

21 townhouse units were listed in the month of  July 2022, up from 22 in July 2021.

 

12 townhouse units reported sold, down 55.56% from 27 in July 2021.

The sell price/list price ratio on townhouses is 97.75%, down from 101.02% in  July of last year.  

 

On average, it currently takes 30 days to sell a townhouse. Townhouses are selling 37.50% slower,

compared to 48 days in  July 2021.

 

There are currently 43 active townhouses listed, up 19.44%  from 36 in July 2021.

Single Family Homes 

The average sell price of a single family home for the month of  June 2022 is $899,093 Up
14.00% from $788,665 in June 2021.
 
142 single family units listed in the month of  June 2022, up from 81 in June  2021. 
76 residential units reported sold, down 6.17% from 81 in June 2021.
 
The sell price/list price ratio on single family homes is  98.55%, down from 102.87% in June of last year. 

On average, it currently takes 26 days to sell a single family home. Homes are selling 18.18% faster, compared to 22 days in  June 2021.

There are currently 188 active single family homes listed, up 111.24% from 89 in June 2021.
 
Condos 
The average sell price of a condo for the month of June 2022 is $390,189. Up 3.22% from
$378,026  in June 2021.

41 condo units listed in the month of  June 2022, up from the 35 units listed in June 2021.

19 condos reported sold, down 17.39% from 23 in June 2021.

The sell price/list price ratio on condos is 99.24%, down from 102.23% in June of last year. 

On average, it currently takes  22 days to sell a condo. Condos are selling 12.00% faster, compared to 25 days in June 2021.

There are currently 95 active condos listed, up 143.59%  from 39 in June 2021.

Townhouses 

The average sell price of a townhouse for the month of  June 2022 is $544,065. Up 3.78% from
$524,232 in June 2021.

13 townhouse units reported sold, down 7.14% from 14 in June 2021.

The sell price/list price ratio on townhouses is 100.28%, up from 100.72% in  June of last year.  

On average, it currently takes 21 days to sell a townhouse. Townhouses are selling 41.67% faster, compared to 36 days in  June 2021.

There are currently 43 active townhouses listed, down 8.51%  from 47 in June 2021.

The sell price/list price ratio on single family homes is  102.02%, down from 103.48% in May of last year. 

On average, it currently takes 22 days to sell a single family home. Homes are selling 22.22% faster, compared to 18 days in  May 2021.

There are currently 148 active single family homes listed, up 46.53% from 101 in May 2021.
 
Condos
 
The average sell price of a condo for the month of May 2022 is $425,053. Up 14.70% from
$370,567  in May 2021.

72 condo units listed in the month of  May 2022, up from the 25 units listed in May 2021.

19 condos reported sold, down 13.64% from 22 in May 2021.

The sell price/list price ratio on condos is 100.30%, down from 103.07% in May of last year. 

On average, it currently takes  17 days to sell a condo. Condos are selling 66.00% faster, compared to 50 days in May 2021.

There are currently 77 active condos listed, up 148.39%  from 31 in May 2021.
 
Townhouses 

The average sell price of a townhouse for the month of  May 2022 is $582,439. Up 6.70% from
$545,865 in  May 2021.

The sell price/list price ratio on townhouses is 103.44%, up from 101.13% in  May of last year.

The sell price/list price ratio on single family homes is  102.93%, down from 105.34% in April of last
year. 

On average, it currently takes 18 days to sell a single family home. Homes are selling 28.57% slower,
compared to 14 days in  April 2021.

There are currently 117 active single family homes listed, up 39.28% from 84 in April 2021.
 
Condos 

The average sell price of a condo for the month of April 2022 is $468,908. Up 31.07% from
$357,762 in April 2021.

The sell price/list price ratio on condos is 106.11%, up from 101.90% in April of last year.

87 residential units reported sold, down 3.33% from 90 in March 2021.
 
The sell price/list price ratio on single family homes is  104.57%, down from 104.78% in March of last
year. 
On average, it currently takes 18 days to sell a single family home. Homes are selling 10.00% slower,
compared to 20 days in  March 2021.
There are currently 94 active single family homes listed, up 14.63% from 82 in March 2021.
 
Condos 
The average sell price of a condo for the month of March 2022 is $385,352. Up 2.76% from
$374,998 in March 2021.

compared to 41 days in  February 2021.

The average sell price of a condo for the month of February 2022 is $334,635. down 4.81% from

The sell price/list price ratio on single family homes is 104.48%, up from 100.71% in January of last year. 

 

On average, it currently takes 21 days to sell a single family home. Homes are selling 56.25% faster, compared to 48 days in January 2021.

 

There are currently 47 active single family homes listed, down 16% from 56 in January 2021.

 

Condos

The average sell price of a condo for the month of January 2022 is $391,992. Up 52.01% from $257,879 in January 2021.

The sell price/list price ratio on single-family homes is 85.37%, down from 126.83% in September of last year. 

On average, it currently takes 28 days to sell a single-family home. Homes are selling 51.72% faster, compared to 58 days in September 2020.

There are currently 86 active single-family homes listed, down 55% from 134 in September 2020.
